Roof Work for Your Home, and for Local Businesses

Most of our days go to roof repair, roof inspections and gutters, the steady upkeep that keeps a roof doing its job. When a roof is worn past saving, we do roof replacement, and after hail or high wind we handle storm damage repair. We also take on commercial roof repair and commercial roof replacement for shops and small buildings. Each service has its own page with the details.

  • Two roofers in harnesses re-roofing a single-story brick ranch home, with ladders, tarps over the lawn, shingle bundles and a dump trailer in the driveway

    Roof Replacement

Full tear-off, a solid deck, new flashing and balanced attic ventilation, so your new roof only needs routine upkeep for years.

  • Roofer kneeling near the gutter edge, fitting a new asphalt shingle around a pipe boot flashing on a gray shingled roof under an overcast sky

    Roof Repair

We trace leaks to the real source and fix shingles, flashing, pipe boots and soft decking so your roof lasts longer.

  • Roofer kneeling on a gray shingle roof beside a roof vent, pipe boot and wall flashing, reviewing a clipboard while a homeowner stands in the yard below

    Roof Inspections

We check shingles, flashing, vents, gutters and the attic, then give you photos and a plain report on what needs work and what can wait.

  • Roofer kneeling on a shingle roof prying up damaged shingles near a valley, with exposed decking and a blue tarp secured by wood strips on the upper slope

    Storm Damage Repair

After hail or high wind, we check your roof, photograph what we find and repair the damage so small problems don't turn into leaks later.

  • Worker's hands on a ladder driving a screw into a white aluminum gutter along a shingled roof edge, with a white downspout running down a red brick wall

    Gutters

Gutter repair, rehanging and new one-piece aluminum gutters, plus a check of the fascia and drip edge while our ladders are up.

  • Roofer in a safety harness torching down modified bitumen membrane on a flat commercial roof, with a membrane roll, parapet walls and roof vents nearby

    Commercial Roof Replacement

Tear-off, deck repair and a new TPO, EPDM, modified bitumen or metal roof for your building, planned around your business hours.

  • Roofer in a safety harness kneels on a flat commercial roof, laying a patch of modified bitumen membrane beside the parapet, with a torch hose and tools nearby

    Commercial Roof Repair

Leak tracing and repairs for flat, low-slope and metal commercial roofs, with a written estimate and a plain answer on repair versus replacement.

How We Work on Your Roof

Most roofs give out a little at a time. Edges, pipe openings and valleys go first, so that's where our eyes go.

Fixing beats replacing, when it lasts

When the trouble is one bad spot, like a split vent boot or a strip of flashing that pulled loose, we repair that spot and tell you that's all it needed. A new roof comes up only when the shingles are spent and patching would mean paying twice.

You see it before we fix it

We snap pictures while we're up there and go through them with you on the ground. The torn shingle or rusted flashing is right in front of you, not just described.

Every cost spelled out on paper

Our estimates break the job into its parts: materials, labor, how soft decking gets handled and any permit. If tear-off turns up something new, we pause and check with you before going on.

What to watch after we leave

When the job is done we tell you the warning signs to keep an eye on. Grit from shingles in the gutters, a spongy patch by a vent, water spilling over the gutter in a hard rain. Spotting those early stretches a roof's life.

Your yard put back each evening

Shrubs get covered and the driveway gets protected before we start. At the end of the day we haul off scraps and drag a magnet over the grass for stray nails.

A Roofing Company Built Around Upkeep

Roofing Seminole works on houses and small commercial buildings in and around Seminole, OK. Our habit is to keep a sound roof in service instead of pushing a new one before its time. Steady care, like resealing a vent or swapping a few torn shingles, tends to buy years, and those years are money you keep.

That doesn't mean we patch forever. Once shingles turn brittle, curl at the edges and shed grit from one end of the roof to the other, more repairs won't hold for long. We'll say that plainly, show you the pictures and leave the decision with you.

What Changes the Price of a Roof Job

We won't put a number on a roof we haven't climbed. Two houses that match from the street can need very different work once you're up there. Here's what moves the total, so your estimate makes sense when you read it.

We look at the roof in person first, then go over the written estimate with you line by line. You decide what gets done and when.

Roof size and pitch
A bigger roof takes more shingles, more underlayment and more hours. A steep pitch slows the crew and calls for extra safety gear, so it costs more than a low slope covering the same area.
What the decking looks like
Under the shingles sits plywood or plank boards. If water has soaked in, those boards go soft and have to be swapped out. Often you can't see how much until the old roof is off, so we put in writing up front how decking work gets charged.
The material you pick
Standard shingles, heavier dimensional shingles, hail-resistant shingles and metal are priced differently, and they hold up differently when Oklahoma wind and hail roll through. We'll walk you through what you gain and give up with each one.
Old layers to strip
Two old layers take longer to tear off than one, and they fill more of the dumpster on the way out.
Chimneys, vents and skylights
Every one of these needs flashing cut and set by hand. A roof with a lot of them eats more labor than a plain one.
Permits and the insurance scope
Some jobs need a permit and a city inspection. On storm work, what your insurer approves shapes the part you pay yourself.

How a Roof Job Goes

A small repair and a whole new roof follow the same steps. What changes is how many days we're at your home.

  1. 1

    A phone conversation

Tell us what got your attention. Maybe it's a water stain overhead, a few shingles on the lawn after a windy night or a gutter pulling away from the house. Then we set a time to come out.

  2. 2

    Up on the roof

We go over the shingles, flashing, vents and gutters, and the attic if we can get into it. Once we're back down, we go through each picture with you and explain what it shows.

  3. 3

    The estimate on paper

You get the work written out, along with our honest take on repairing versus replacing. If your roof still has good years left, we'll tell you so.

  4. 4

    Work day

We cover what needs protecting, do the work and keep you posted as it goes. If the job calls for a permit, we take care of it.

  5. 5

    Wrap-up

We haul off debris, sweep the yard with a magnet for nails and walk the roof with you. Then we show you which spots are worth keeping an eye on in the years ahead.

Common Roof Questions

Should I fix my roof or replace the whole thing?
It depends on how far the wear reaches. Trouble in one spot, like a few shingles blown off or a cracked vent boot, is usually a repair. When cracking, curling and lost grit show up across most of the roof, repairs stop being worth the money. We'll show you the pictures and tell you plainly which one you're dealing with.
How long should a roof last?
That comes down to the shingle, how well the attic breathes and how many storms the roof has taken. Hail, spring wind and long hot summers all age shingles faster. Clean gutters, good attic airflow and fixing small things quickly help a roof reach the far end of its life.
How often should someone look at my roof?
Once a year is a good habit, plus a look after any hail or strong wind. A roof inspection catches loose flashing, lifted shingles and clogged gutters while they're still cheap to fix. By the time a ceiling stain shows up, water has usually been getting in for a while.
Can you help with my insurance claim after a storm?
We'll check the roof, photograph the damage and write up the repairs it needs so your insurer can see them. We can also explain how a claim usually goes from inspection to approval. Your adjuster decides what the policy covers. We don't act as the adjuster and we don't promise an outcome.
What early signs mean my roof needs attention?
Watch for shingle grit piling up in gutters or at the bottom of downspouts. Other signs are shingles that lift or curl, rust on metal flashing and gutters that overflow in a steady rain. Inside, check the attic for damp spots or daylight around vents. Any of these deserves a closer look before it spreads.
Do I have to be home during the work?
Not for most of it, since everything happens outside. We like you there at the start to go over the plan and at the end to walk the finished job. While the old roof comes off, keep pets inside and park cars away from the house.
Does my roof job need a permit?
Some do, and full replacements need one most often. When a permit is required, we pull it and set up the inspection so you don't have to deal with the paperwork.
Do you stand behind your work?
Yes. Our roof work comes with a lifetime workmanship warranty. If something we installed wasn't done right, we come back and make it right.
