Roof Repair in Seminole, OK
One drip or a handful of torn shingles is seldom a reason to tear off the whole roof. We track down how the water is getting in, fix that spot properly, and give you a straight list of what to watch so your roof keeps covering your home for years.
Fix the problem, keep the roof
One leak almost never means the whole roof has to go. A couple of loose shingles, a split pipe boot or a stretch of failed flashing can let water through while everything else up there still has years left. We find that weak point, fix it, and the roof goes back to work.
Our crew has over 20 years of combined roofing experience. When a repair makes sense, that's what we recommend. When the roof has worn too far for patches to hold, we say so, show you the photos and explain what we saw. The choice is yours.
Catching small problems early keeps the bill small. It also keeps water away from the decking, insulation and drywall below, and that's where a minor fix grows into a big one.
What our roof repair covers
- Leak tracing
- When there's attic access, we start inside and look for dark stains, wet wood and pinholes of light. Then we climb up and work our way upslope to the entry point. Water likes to ride a rafter or a nail for a few feet, so the wet spot on your ceiling often sits well away from the actual hole.
- Shingle replacement
- Torn, creased or split shingles come out one by one and new ones go in, matched to your color and style as closely as we can. We seal the tabs down around them so wind has a harder time lifting them again.
- Pipe boots and flashing
- The rubber collars around plumbing pipes dry out and split in the sun, often long before the shingles wear out. We put on new boots and redo step flashing and counter flashing at chimneys, side walls and skylights.
- Valleys and ridge caps
- Valleys handle more runoff than anywhere else on the roof. We fix worn valley shingles or valley metal and fasten down loose ridge caps.
- Soft decking
- If the plywood under the shingles has gotten wet and spongy, we cut that piece out and lay in new decking before anything else. New shingles on rotten wood only cover up the trouble.
- Vents and sealant
- Dried-out, cracked sealant around vents, exhaust fans and mounts gets scraped away and replaced with a sealant rated for roofs.
Signs your roof needs a repair
Ceiling spots
A tan ring or blistered paint after a storm tells you water has already made it inside. Finding it early saves more of the wood and insulation.
Shingles in the yard
Oklahoma spring winds can strip shingles off a roof that seemed fine days earlier. Even one gone leaves the nails and felt underneath open to rain.
Granules in the gutters
Gritty sand collecting at the downspout means shingles are shedding their protective coat. Those bare patches break down quickly in summer heat.
Curled or cracked shingles
Edges that curl up or split give wind a grip, and water follows right behind.
Musty attic or daylight
A damp odor, dark patches on the decking or light showing around a vent all mean there's an opening to seal.
How a repair job goes
- 1
You call us
Let us know what you've noticed and where it shows up. We pick a time to come out.
- 2
We look and take photos
We go through the attic and over the roof, pin down the source and take pictures of it. You see exactly what we saw.
- 3
Written estimate
You get an itemized estimate that splits out what should be fixed now, what can wait and what each item costs. No work starts until you approve it.
- 4
Repair day
We lay tarps over plants and patios under the work area, make the repair and haul away the old material. Before we leave, we sweep the lawn and drive with a magnetic roller so loose nails don't end up in a tire or a bare foot.
- 5
Walk-through
We go over photos of the finished work with you and mention any spots on the roof that may need attention down the road.

What moves the price of a repair
Repairs are priced on what we find, not a flat fee. We look first, then give you a written estimate with each item listed. You know what you're paying for before any work starts.
- How far the damage goes
- A single pipe boot is a quick job. A leak that has been running for months often means more shingles, felt and decking to replace.
- What's under the shingles
- Soft or rotten decking adds material and time. We can't always see it until the shingles come up, so we tell you ahead of time how we'll handle it if we find it.
- Pitch and height
- Steep or two-story roofs need more safety gear and move slower, which adds labor.
- Matching materials
- Common shingles are easy to get. Older or discontinued styles take more hunting to match.
- Chimneys and tricky spots
- Flashing work around chimneys, skylights and walls takes more care than open roof and costs more.
Roof repair questions
Something not covered here? (405) 957-4894
Can you match my existing shingles?
Usually we can get very close. Sun fades shingles over the years, so a new piece can look a little brighter on day one and settle toward the rest of the roof after a season or two. When a style is no longer made, we bring you the nearest options to compare before anything gets ordered.
Is my roof worth fixing, or is it time to replace it?
When the trouble sits in one spot and the shingles around it still bend without cracking, fixing that spot is usually the better deal. When leaks keep popping up in different places and the shingles snap like crackers, each patch buys you less time. We tell you which side of that line your roof is on. Our Roof Replacement page explains the other option.
Will my insurance pay for the repair?
That comes down to your policy and what did the damage. Normal wear and age are usually left out, while hail and wind damage are often covered. We take photos of what we find and walk you through how a claim works, but the adjuster decides what gets paid. Our Storm Damage Repair page has more on this.
How long does a repair take?
Most repairs wrap up in a few hours, some take a full day. Swapping out decking or redoing chimney flashing adds time. If rain is coming, we move the date, because we don't open a roof when it's wet.
Are you licensed?
Yes. We carry an Oklahoma general contractor license and an Oklahoma commercial roofing license. We repair roofs in Seminole and towns around it, including Wewoka, Shawnee and Tecumseh.
