Commercial Roof Repair in Seminole, OK

We find where water is getting into your building and fix it at the source. That means seams, flashing, drains and worn spots on flat, low-slope and metal roofs. The goal is simple. Stop the leak and keep the roof you already have working for more years.

Fix what's failing, keep the rest of the roof

A commercial roof rarely gives out in one piece. It starts small. A seam lets go at a corner, flashing around a rooftop unit works loose, or a drain plugs and rain sits for a week. Handle those early and a worn roof can stay in service for years. Let them go and water creeps under the membrane, soaks the insulation and starts on the deck.

Our crew brings over 20 years of combined roofing experience to every job up top. We carry an Oklahoma commercial roofing license, and we hold an Oklahoma general contractor license too, so a repair that reaches past the membrane into the deck or framing stays with one company.

Some repairs won't last, and when that's true we tell you and point out why. A section can be too far gone, and commercial roof replacement may be the better spend. You see the photos, and the choice is yours.

What our commercial repair work covers

Leak tracing

On a low-slope roof, water often runs a good distance under the membrane before it shows up in a ceiling tile. We track it to the real entry point rather than patching right over the stain.

Seam and membrane repair

We reseal open seams and fix punctures, splits and blisters on TPO, EPDM, modified bitumen and built-up roofs. Every patch uses material that matches and bonds to what's on the roof now.

Flashing and penetrations

Most leaks begin where something pokes through or meets the roof: HVAC units, vent stacks, pipe boots and parapet walls. We redo loose flashing, replace cracked sealant and refill or replace pitch pans.

Drains, scuppers and ponding

We clear and repair drains and scuppers, then find out why water is pooling. Standing water that hangs around for days ages a membrane fast.

Metal roof fixes

On metal buildings we replace loose and worn screws, reseal the panel laps and treat rust spots before they eat through.

Signs your building's roof needs repair

  • Stained or dripping ceiling tiles

A brown ring on a tile means water has already passed through the roof, the insulation and the deck. Most of the time it's been going on for a while.

  • Puddles that won't dry

Water still sitting two days after a rain points to a plugged drain or a low spot. Left alone, it weakens seams and adds weight the roof wasn't designed for.

  • Blisters, wrinkles or open seams

Bubbles and curled edges let air and water under the membrane. They're an easy fix while small and an expensive one once they spread.

  • Flashing pulling away

Where the roof meets a parapet wall or an HVAC curb, gaps open up easily. Watch for flashing that has lifted or sealant that has split.

  • Spongy spots or rising energy bills

Insulation that's wet doesn't do its job. A roof that gives underfoot or cooling costs that keep climbing can mean water is trapped underneath.

  • After hail or a hard wind

A spring hailstorm in Oklahoma can bruise a membrane or dent metal panels with no leak showing for weeks. Our storm damage repair work finds that damage and fixes it while it's still small.

How a repair visit goes

  1. 1

    Start with a phone call

Tell us what's going on. Let us know what kind of building it is, what's on the roof if you happen to know, and where the water turns up inside. We pick a time that fits around your business.

  2. 2

    We check the full roof

We look at the leak and the rest of the surface too, because roof problems tend to travel in groups. We photograph what we find and test for wet insulation where it seems likely.

  3. 3

    A written estimate

Every repair is listed by itself. We mark which items need work now and which ones you can keep an eye on and budget for later.

  4. 4

    Repair day

The work is up top, so your doors stay open. We keep our materials area neat and haul away old material and scraps before we leave.

  5. 5

    What to watch next

We point out the spots to keep an eye on and suggest when the roof should be checked again. Regular roof inspections keep the next repair small.

What moves the price of a commercial roof repair

No two buildings are alike, so we price a repair once we've been up on the roof. Each repair gets its own line on your written estimate. Here is what tends to raise or lower the total.

Roof type and material
Resealing a TPO seam, patching a built-up roof and swapping metal fasteners all call for different materials and labor. Older or discontinued membranes can take extra effort to match.
Damage below the surface
When water has soaked the insulation or reached the deck, those layers get cut out and replaced before the top is patched. Sometimes we can't see how far it runs until the roof is opened, and we talk with you before we open it.
Getting up there
A roof hatch and a short ladder climb keep things simple. A tall building, tight access or the need for a lift adds equipment and hours.
Rooftop units and penetrations
Every HVAC curb, vent and pipe has its own flashing detail. A roof crowded with them means more hand work.
Timing
Working early or late so your customers aren't bothered takes more planning. Rain or high wind can also move a repair date.

Commercial roof repair questions

Something not covered here? (405) 957-4894

Will I have to close my business while you work?

Usually not. Almost everything happens up on the roof. If we need access to a ceiling space or have to work close to an entrance, we plan that with you before the day.

How do I know whether to repair or replace?

If the trouble sits in a few spots and the insulation underneath is mostly dry, repair usually makes sense. If the membrane has turned brittle across the whole roof, or wet insulation runs under a big share of it, patching just delays the bill. You get the pictures we took up top along with our honest call on which way we'd go.

Do you just patch the stain or fix what's causing it?

We go after the cause. A patch over the wet spot may hold for a while, but if the real opening is at a seam or a flashing ten feet away, the leak comes back. We trace it first, then repair it there.

What kinds of commercial roofs do you work on?

TPO, EPDM, modified bitumen, built-up and metal roofs. If you don't know which one is on your building, we'll figure it out on the first visit.

How often should someone look at my commercial roof?

We suggest two visits a year, one in spring and one in fall, plus a check after any big storm. Small problems found on those visits are the ones that stay cheap, and that is how a roof reaches its full life.

Do you take jobs outside Seminole?

Yes. We do commercial roof repair in Shawnee, Tecumseh, Wewoka, Holdenville and other nearby towns.
