ServicesRoof Replacement

Roof Replacement in Seminole, OK

When repairs stop holding, we strip your roof to bare wood, fix the deck and put on a new roof that is easy to look after for years. You get an honest read on whether it is really time, a written estimate and every scrap hauled off.

Knowing when replacement makes sense

We would rather keep a good roof going than sell you a new one, and plenty of roofs have years of repairs left in them. Still, a roof reaches a point where the shingles have worn thin, the wood beneath has gone soft and each patch just sends the water somewhere else. Past that point, a new roof costs you less over the next twenty years than patch after patch.

We do the job the slow, thorough way. The old roof comes all the way off, bad wood gets swapped out, and the new roof goes on with tight flashing and an attic that vents properly. Done like that, the years ahead mean simple upkeep, not surprise leaks.

Our crew has over 20 years of combined roofing experience, and it shows in how we handle a tear-off. We are licensed as an Oklahoma general contractor, and we also hold an Oklahoma commercial roofing license for the larger flat and low-slope roofs we replace.

What a new roof from us includes

Stripped down to bare wood

Every old shingle and every scrap of old felt comes off. Covering old shingles with new ones hides rot, holds heat and shortens the life of the new roof.

Deck inspection and repair

With the wood exposed, we walk the whole deck and press on anything that feels weak. Rotten or separating sheets are cut out and replaced. We show you photos of them before they ever reach your bill.

Underlayment over the full deck

We roll synthetic underlayment across every square foot of decking. In the valleys and around chimneys and pipes, we add an ice and water membrane that seals around each nail, since that is where water slows and backs up.

Fresh flashing, pipe boots and drip edge

Wall flashing, pipe boots and drip edge are all replaced. Old metal left under new shingles is one of the top causes of leaks on a roof that is only a few years old.

Attic airflow set right

We check the vents at the eaves and at the ridge and balance them. When an attic can breathe, the shingles are not cooked from underneath every summer, and they last longer.

Yard protection and cleanup

Tarps go over flower beds and the AC unit before tear-off starts. When we finish, magnets sweep the yard and driveway for nails, and all the old roofing leaves with us.

Signs your roof is wearing out

Shingle grit in the gutters
Aging shingles shed the small granules that coat them. When you find piles of grit by the downspouts, the bare asphalt is taking direct sunlight and breaking down fast.
Shingles curling or cupping
Lifted edges or sunken middles mean the shingles have dried out. Wind catches them and rips them off.
A roofline that dips
A low spot between rafters usually points to wet, weakened decking. New shingles alone will not fix that.
Water stains in several rooms
A single leak can be repaired. Stains showing up in more than one room mean water is getting in across the roof.
Paying for the same fix again
If you have patched the roof two or three years in a row, that money would do more toward a roof that ends the problem. A few hailstorms on an older roof bring that day sooner.

How a replacement job runs

  1. 1

    We look before we quote

We get on the roof and into the attic. If a repair will carry you a few more years, we tell you and point you to our roof repair work instead.

  2. 2

    A written, line-item estimate

You get materials, labor, a per-sheet price for any decking and the permit cost written out. Nothing gets added later without a photo and a conversation.

  3. 3

    Prep at your home

Materials arrive, and we tarp shrubs, cover the AC and ask you to move cars off the driveway. We pull the permit where one is required.

  4. 4

    Tear-off and build

We never open more roof than we can dry in the same day. Deck repairs, underlayment, flashing, vents and shingles go on in that order.

  5. 5

    Final walk and upkeep notes

We walk the roof and yard with you and share photos. Then we tell you what to watch, and suggest a look each spring and after big storms through our roof inspections.

What sets the price of a new roof

We price your roof after we have been on it and in the attic. Two homes with the same footprint can come out far apart, because so much depends on what sits under the shingles. These are the things that move your number.

Square footage and slope
More roof means more shingles to buy and more time to lay them. On a steep pitch, the crew works tied off with roof jacks set at each course, and that slows the whole job down.
How many old layers
Some homes have two or even three roofs stacked on each other. Every extra layer adds time on the tear-off and more weight for the dump trailer.
What the deck looks like
Solid plywood costs you nothing extra. Rotten sheets are replaced at a set price per sheet, and you see photos of them first.
The shingle you pick
Architectural shingles are the usual pick and cost less than impact-rated ones. Impact-rated shingles stand up better to hail, and some insurers offer a discount for them, so it is worth asking your agent.
Roof features and permits
Chimneys, skylights, valleys and extra vents each need their own flashing work. Permit fees vary from one town to the next.

Questions we hear about new roofs

Is it okay to lay new shingles on top of the old roof?
We advise against it. A second layer covers up soft decking, traps summer heat under the fresh shingles and puts more load on the rafters. Only a full tear-off lets us see the wood and flashing and fix what is wrong, and that is where most roof problems start.
How can I tell if I need a whole new roof or just a fix?
We look at the shingles, the decking and the attic, then give you a straight answer. Trouble in one spot on a roof that is otherwise sound usually calls for a repair. Wear across the whole surface or a deck that is giving out points to replacement.
Does homeowners insurance cover a roof replacement?
Policies cover sudden damage from events like hail and wind. They do not pay for a roof that has simply aged out. If a storm hit your roof, we photograph the damage and explain how a claim usually goes, but the adjuster makes the call. Our storm damage repair page has more on that.
Should I plan to be away while you work?
No need to leave. It gets loud and the walls may shake a bit, so take mirrors and pictures off the walls. Keep kids and pets clear of the sides of the house, and park your cars off the driveway.
How do I get the most years out of a new roof?
Keep the gutters clear, trim back branches that hang over the roof and have it checked after hail or high wind. A loose shingle or cracked pipe boot caught early never becomes a soaked deck.
Do you work outside Seminole?
Yes. We replace roofs in Wewoka, Tecumseh, Shawnee, Holdenville and other towns close by. The full list is on our Service Areas page.
